As a Casper WY Real Estate agent, I know one of the hardest parts of selling your home is determining the selling price.  Sellers will oftentimes have put a lot of time, energy and money into their homes and find it hard to separate themselves from the personal attachment they feel towards their Casper WY home.

While it can be challenging to put your ideal selling price to the side, the best thing you can do when it comes to selling your home in Casper WY is to remain objective.  It’s also helpful to find an experienced Casper WY Real Estate agent as soon as possible as they will provide you with a good understanding of the current real estate market and what you can expect from the entire home selling process.

I thought it would be helpful today to give a few tips on pricing your home correctly from the beginning!  Trying to play the market and “just see” what happens with a higher list price can be detrimental, while pricing your home below the market value can mean you’re not getting the full value for your Casper WY home.  Take a look at how to balance these two extremes!

1. Study past sales- While this will take a little work, getting to know what other homes in Casper WY have recently sold for will be helpful in giving you appropriate expectations.  Your Casper WY Real Estate agent can also provide you with this list and can explain more about the current market value.

2. Do not confuse active listings with past sales- For those who are new to selling a home, this is key.  The active listings in the Casper WY area don’t reflect what the actual selling price for the home.  While these homes are your competition, they shouldn’t be the determining factor on the price point for your home.

3. Do not overprice because you have the time- This can be one of the biggest mistakes sellers can make.  They reason that, since they’re not in any hurry to sell, their Casper WY home can sit on the market.  The reality?  This can have the opposite effect on your home.  The longer your home sits on the market, the harder it is to sell.  Buyers will assume there’s something wrong with your home, or may not even bother looking at your home if it’s overpriced.

4. Leave some room for negotiation, but don't overreach- You never want to feel like you’re giving your home away, but you will want to leave some room for both parties to negotiate.

5. Think like a buyer- You’ll want to talk with your Casper WY Real Estate agent about current buyer trends.  What are the top things they’re looking for in a home?  What type of flooring or finishes are desirable?  If you’ve been out of the market for some time, chances are things have changed since you last bought a home.  Getting to know what buyers are looking for will help you evaluate your home, help you consider any updates you’d like to make, and allow you to price your home accordingly.

6. React swiftly and decisively- Being proactive with the price of your home is key.  You want to remain on top of what buyers are saying during the showing of your home and how the market is moving.  Your Casper WY Real Estate agent will guide you with this information, and you’ll want to be prepared to respond quickly in order to keep buyers interested in your home.  Don’t delay the inevitable!

Armed with these tips and a trusted Casper WY Real Estate agent, you should find that pricing your home correctly from the beginning will give you the greatest success for the sale of your home in Casper!

As we embark on May, you may be dreaming of warmer weather and spending time outdoors in Casper WY!  It’s been a long winter, but with the first signs of spring with warming temperatures and longer days, we’re all anxiously awaiting the opportunity to gather with family and friends over picnics, barbecues and other fun outdoor events.

In working as a Casper WY Real Estate agent, I not only enjoy helping buyers and sellers navigate through the Casper WY Real Estate market, but want to provide a holistic approach to what I do!  Part of this entails giving home tips for those that own a home in Casper.  While finding and buying the home that fits you is important, it’s also just as important to really enjoy and care for your Casper home!

Today, I wanted to give a few tips for getting your Casper WY yard ready for the summer season!  Spending large amounts of time outdoors is just around the corner, so you’ll want to prepare now to take advantage of all that the warm weather season has to offer!

Take a look at these simple tips for beautifying your outdoor space for your Casper WY home.

1. Survey the Yard- Make note of tree limbs that should be removed. Rake mulch from beds planted with bulbs before foliage appears, and refresh mulch in other planting areas after soil warms. Check fences, steps, and pathways for disrepair caused by freezing and thawing.

2. Order Tools and Plants- Take note of tools that are missing or broken, and order tools for the new growing season. Choose new plants for the garden and order perennials, trees, and shrubs for spring planting.

3. Get Ready to Mow- Send the mower or leaf blower in for repair if needed. Refill the mower with oil and make sure all parts are in working order. Clear the lawn of winter debris, and look for areas that need reseeding before mowing.

4. Prune Trees and Shrubs- Remove dead, damaged, and diseased branches from woody plants. Prune cold-damaged wood after plants resume spring growth. Prune spring-blooming shrubs and trees after flowering.

5. Take a Soil Test- Check soil pH with a home soil- test kit, taking several samples from different planting areas for an accurate reading. Enrich soil as necessary.

6. Prepare New Beds- Clear the planting area as soon as soil can be worked, removing sod or weeds and debris. Spread a 4-inch layer of compost or well-rotted manure and any amendments over soil, and cultivate it to a depth of 10 to 12 inches with a spading fork.

7. Plant- Plant bare-root trees, shrubs, and perennials such as hostas and daylilies by early spring. Transplant container-grown plants anytime during the growing season except midsummer; be sure to water them thoroughly. Sow seeds of cool-season flowers like sweet peas, poppies, and calendula, and vegetables such as lettuce, parsley, and spinach.

8. Fertilize- Apply balanced fertilizer or other soil amendments recommended by soil-test results around trees and shrubs when new growth appears. Begin fertilizing perennials when active growth resumes.

9. Start a Compost Pile- Begin by collecting plant debris and leaves raked up from the garden. Chop these up first to speed decomposition. Turn regularly. Continue adding to the pile throughout the season for rich, homemade compost next spring.

10. Clean Bird Feeders and Baths- Disinfect the feeders and bird baths by scrubbing with weak bleach solution (1/4 cup bleach: 2 gallons warm water). Rinse and dry before refilling them. Clean birdbaths and feeders regularly throughout the season and change birdbath water once a week.

Having your yard looking fresh and beautiful will allow you to enjoy your summer in Casper WY even more!
